In January 2019 3 waterfront condos or townhomes sold in the Lake Norman area, a 77% decrease from the 13 Lake Norman waterfront condos sold in December 2018. January 2019 sales figures decreased 25% from January 2018 when 4 Lake Norman waterfront condos sold.

The average sales price increased 1.5% from $340,265 in December to $345,333 in January 2019. The January 2019 average sales price increased 82% from the January 2018 average sales price which was $189,475.

Average days on the market decreased  68% from 87 in December to 29 days on the market in January 2019. The January 2018 average days on the market were 31 an 6.5% decrease in market time from one year ago.

Currently there are 29 active Lake Norman waterfront condos listed in the MLS, a 12.1% decrease in active inventory from January. There are 15 Lake Norman waterfront condos under contract, up 275% from January. The average list price of active listings is $376,066, up 2.8% from last months average list price of $365,806. The lowest priced active Lake Norman waterfront condo is listed at $175,000 and the highest priced active Lake Norman waterfront condo is listed at $1,040,000.

In January 2019 16 condos/townhomes sold in the Lake Norman area, a 23.8% decrease from the 21 condos or townhomes sold in December 2018. January 2019 sales figures decreased 36% from January 2018 when 25 Lake Norman condos sold.

The average sales price decreased 13.8% from $297,284 in December to $256,301 in January 2019. The January 2019 average sales price increased 20.6% from the January 2018 average sales price which was $212,479.

Average days on the market decreased 59.4% from 64 in December to 26 in January 2019. The January 2018 average days on the market were 45, a  42.2% decrease in market time from one year ago.

Currently there are 76 active condo/townhome listings for sale in the Lake Norman MLS area, a 2.7% increase from the 74 active condos for sale in January. The average list price is $358,577, up 1.7% from January’s average list price of $352,423. The average days on the market are 109. There are 56 Lake Norman condos/townhomes currently under contract, a 12% increase from January. Based on this months data we are currently in a sellers market, only 4.8 months of inventory, in the Lake Norman condo market.
